Local Market Update Bexar County

As we finish off the last month of 2022, I want to break down what’s happening in the Bexar County real estate market so that you can make the best decision on probably one of your largest assets, which of course, is your home. Hi, I’m Betsy Nava-Flores, Associate Broker of the Harvest Real Estate Group brokered by exp. Let’s take a look at what’s happening in San Antonio, Texas. At the time of this recording, there are nearly 10,000 active listings, 3,294 homes pending, and 441 homes that were sold. Homes sold for an average of $402,185) and were on the market an average of 52 days. In Helotes, Texas 78023, we have 85 active homes on the market, with 19 pending and 5 homes sold in November. The average sale price was $578,907 after spending 28 days on the market. So you can see, with the changing market, it is no surprise to us that homes are staying on the market longer. These numbers are drastically different than last year. We have more homes on the market right now than I’ve seen in a while. But the good news is that I’ve noticed a very common trend over the years. The number of active homes on the market tends to decline during the Holidays. Typically if you want to sell, getting your home active on the market as close to January 4th as possible, after the holidays, will be advantageous to you as a seller. The longer you wait from that date, we see more homes creeping back on the market, which will mean more competition for you if you’re selling. And, generally, more buyers are looking after rienced agents to help guide you through your next moves in real estate.
